Victoria Land Promotion Ltd is bringing forward plans for up to 38 new homes, as well as landscaping and public open space on land south of Standlake Road, Ducklington. The proposed site is outlined in red below.

This page includes details about the proposals and how you can provide any comments that you may have ahead of the formal submission of a planning application to West Oxfordshire District Council who will then run a period of public consultation.

Our Proposals

The proposed development would deliver up to 38 new homes, 40% being affordable, as well as landscaping and public open space, including a 10% net gain in biodiversity.

Vehicular access to the site is proposed from a new T-junction from Standlake Road. Car parking will be provided on-plot, either in garages or on driveways, with Electric Vehicle (EV) charging and cycle storage available for all properties. Proposals will include a new footpath link on Standlake Road, improving access to nearby bus stops.

Proposals have been sensitively designed to reflect the site’s location and provide opportunities to create usable open spaces, whilst retaining and enhancing established trees and hedgerow. Proposals will also facilitate the creation of new habitats and strive to generate a minimum 10% net increase in biodiversity.

The detailed design of the new homes would be the subject of a further application (known as a reserved matters application) following the grant of outline planning permission, however the images below show how they could look.

The need for new homes

West Oxfordshire District Council is currently unable to demonstrate a five year housing land supply and as such it needs to take steps to increase the delivery of new homes in order to meet local needs. The new Labour Government has emphasised the importance of ensuring sufficient homes are delivered in the country to meet the needs for housing.

The proposed development would deliver much needed new homes, including both open market and affordable housing.

Ducklington is considered a sustainable village, providing a range of services and facilities. Locating new housing in sustainable locations is a priority for West Oxfordshire and the new government and the site is suitably located at the south of the village to access all facilities. The provision of new homes will also help sustain the vitality of services in the future.

Following the consultation deadline, we will collate all of the feedback received. Once we have finalised our plans for the site we will submit an outline planning application to West Oxfordshire District Council, which will undertake its own consultation on the application. The application will be accompanied by a suite of technical information which has informed the development of proposals for the site and will be available on the Council’s website. There will be an opportunity to submit further comments on the proposals to West Oxfordshire during their consultation period.
